Why get a Survey when you buy a property?

One of the differences when buying a house rather than a condo is dealing with the property lines and house position on it!

Knowing the true property lines and exactly where the house sits on that property is great information. Sometimes when you buy a property one can assume and make an educated guess about where the set backs are on a lot. Only once a certified property survey has been done and signed off will you actually know. 

If you are planning any renovations or extensions, having the survey information is invaluable and will save you a lot of time and money. 
A survey gives you the exact property lines at all four corners, the footprint of the house, and if requested, the elevations on the property. There are set backs from those lines where you are allowed to build according to the city by-laws. If you are planning to do anything outside that buildable area you will need a variance.
