Micro Lofts Downtown Vancouver The Condoguys Investigates

Trendy Affordable Condo or Over Priced Closet? The jury is out...

I have read a lot of opinions on this new development and would be interested in hearing yours. This area in Vancouver is a controversial topic - it has huge challenges and this idea may or may not be a part of the solution.

The major question is whether this creates a cost effective/livable space or is a trendy high priced 'shoe box'? Time will tell. My instinct is that the revitalization of the downtown east side of Vancouver is a necessity and this experiment has the potential to bring residential and commercial focus to an area that needs increased attention. The Woodwards Development has led the way here and more development is inevitable, it's a gorgeous part of historic Vancouver and I would love to see it flourish. The designs in the pictures are fresh and trendy and I think they have done a very smart job with the space.

Based on a European model or NY style small living space. General manager Jon Stovell says the micro-lofts will be about the size of two parking stalls, but will have pretty much everything essential for living, including a bathroom, kitchen, workspace and big loft-style windows that provide natural ventilation and bright views of the street.

Reliance Properties is building the suites in the 102 year old Burns Block, a former six story warehouse at 18 W. Hastings. St.

The new lofts in the building are expected to rent for about $675 to $750 per month, making them suitable for anyone earning over $25,000 a year, but out of reach of their former residents, many of whom were on social assistance.

The average rent of a bachelor suite in downtown Vancouver is $979 per month according to the latest study by the Canadian Mortgage and Housing Corporation says Stovell.

We will soon find out if 'size' really matters!
